  4. Description of Property: A detailed description of each room and area of the property, including fixtures, fittings, appliances, and furnishings. This may include information such as the type and condition of flooring, walls, windows, doors, lighting, heating system, and any included appliances.
  5. Condition of Property: The report should note the condition of each item and area, including any existing damages, defects, or issues. This may include scratches, stains, dents, chips, or other visible signs of wear and tear.
  6. Utility Readings: Meter readings for utilities such as gas, electricity, water, and, if applicable, internet or cable services. These readings establish the starting point for utility usage during the tenancy.
  7. Photographs or Video: Visual documentation, such as photographs or video recordings, can supplement the written description of the property's condition. These visual records provide additional evidence and clarity, especially in case of disputes.
  8. Tenant's Comments or Observations: The tenant may have their own observations or comments about the property's condition, which can be noted in the report for reference.
  9. Signature and Acknowledgment: Both the landlord/agent and the tenant should review the report and sign it to acknowledge agreement with its contents. Any discrepancies or disagreements should be noted and resolved before signing.
